Barcelona’s Zazume raises €2.5 million to scale its AI-powered rental management platform

Zazume, a PropTech startup based in Barcelona, has successfully concluded an investment round amounting to €2.5 million. The purpose of this funding is to support the company’s growth strategy, which involves the acquisition of residential property management portfolios in various provincial capitals.

Leading the investment round are Nordstar, a London-based VC firm, and GTV Capital, a Spanish venture, which marks their inaugural entry into the shareholding. Additionally, the round includes the conversion of previously contributed capital from Sabadell Venture Capital and other family offices. To date, Zazume has raised a total of €7.8 million through fundraising activities since its establishment.

Jeroen Merchiers, the CEO and co-founder of Zazume, expressed optimism regarding the company’s future prospects. He highlighted the significant opportunity for rapid advancement and sector professionalization. The newly acquired capital will enable Zazume to position itself as the preferred choice for small real estate agencies seeking to optimize their property management portfolios or leverage non-payment insurance premiums.

Established in 2021 by Jeroen Merchiers, former Airbnb EMEA managing director, and Guillermo Ceballos, founder of startups like GymForLess and Andjoy, Zazume offers a digital platform that delivers comprehensive rental management services to property owners, tenants, and real estate agents.

Key services provided by Zazume encompass guaranteed rent, tenant search, rental management software, non-payment insurance, rent advances, and tools for rental optimization. Despite being headquartered in Barcelona, Zazume’s primary market focus lies in Madrid. The company distinguishes itself through a model that integrates AI-based proprietary technology with financial services.

Traditionally, real estate agencies prioritize property sales due to higher profit margins, relegating rentals to a secondary market niche. This approach often results in missed opportunities for generating revenue from long- and medium-term rental property portfolios. Zazume aims to address this gap by offering specialized services tailored to the rental market.

Zazume’s strategic roadmap includes finalizing agreements with four partners by year-end to solidify its presence in key markets. These partnerships will enable real estate agencies to monetize assets efficiently while ensuring optimal management of their clients’ properties by leveraging Zazume’s expertise.

In a recent development, Zazume initiated the acquisition of Landa Propiedades’ rental portfolio in Zaragoza, signifying the commencement of strategic alliances. Through this acquisition, Zazume has already guaranteed over €40 million in rental income to property owners, covering initial expenses and providing tailored financing options.

Currently managing 3,500 properties, Zazume aims to surpass 5,000 real estate assets by year-end and double its billing. The company’s ambitious growth strategy targets managing over 10,000 properties by 2027. Notably, Zazume has achieved financial break-even following a period of intensive focus on operational profitability.

Ole Ruch, Managing Partner of Nordstar, expressed confidence in Zazume’s potential to lead the residential rental market in Southern Europe. He emphasized the company’s innovative use of AI technology and its track record in optimizing residential rental management through quality services and added value.

With more than 50% of the current funding round allocated to acquiring new property management portfolios in provincial capitals, Zazume aims to expand its market presence. The remaining portion of the investment will be dedicated to marketing and sales initiatives. Previous investments in proprietary technology upgrades have enabled Zazume to achieve operational profitability.
